What Is an EICR and Who Needs One?
An Electrical Installation Condition Report (EICR) is a formal assessment of the fixed electrical installation in a property. It identifies defects, deterioration, and non-compliance with current wiring regulations (BS 7671).
Since June 2020, all landlords in England are legally required to have a valid EICR for every tenanted property. The report must be renewed every 5 years (or sooner if recommended) and provided to tenants within 28 days.
Homeowners are advised to have an EICR every 10 years, or when purchasing a property, after any major renovation, or if the wiring is over 25 years old. An EICR is also commonly required for property sales, mortgage applications, and insurance renewals.

EICR Testing: What We Inspect and How It Works
An EICR inspection covers every part of the fixed electrical installation — from the incoming supply to the final socket. The process combines a detailed visual inspection with comprehensive electrical testing using calibrated instruments.
The visual inspection examines the consumer unit, cable conditions, socket and switch integrity, earthing and bonding conductors, and the overall condition of the installation. We check for signs of overheating, damage, non-compliance, and inappropriate modifications.
Electrical testing includes continuity of protective conductors, insulation resistance on every circuit, earth fault loop impedance measurements, RCD trip-time testing, and polarity verification. Each test has defined pass/fail criteria per BS 7671.
Findings are classified using a standardised coding system. C1 (Danger Present) means an immediate risk that requires urgent action. C2 (Potentially Dangerous) means a fault that could become dangerous and needs attention. C3 (Improvement Recommended) means the installation doesn't meet current standards but isn't dangerous. FI (Further Investigation) means additional testing is needed to determine the nature of a potential fault.
A satisfactory EICR means no C1 or C2 codes were found. An unsatisfactory result requires remedial action. For landlords, an unsatisfactory EICR must be addressed within 28 days, and evidence of remedial work provided to the local authority if requested.
For rental properties, the EICR must be renewed every 5 years unless a shorter interval is recommended on the report. Homeowner properties are recommended every 10 years. Commercial properties typically require inspection every 5 years.
